How much does a website cost in the UK?
The short answer: a professional small-business website costs £499–£749 from a good freelancer, an online shop around £850, and custom apps or portals from £1,500. Agencies charge £2,000–£10,000+ for the same work. I'm Sam — a freelance web developer with 20 years in the game and a 5.0 rating from 100+ reviews — and these are my actual fixed prices, not estimates designed to get you on a sales call.
Every price on this page includes hosting, business email, SSL and malware protection. No hidden extras, no compulsory monthly fees — the price is the price.

What actually affects the price
Number of pages
More services and more areas covered means more pages — that's the jump from £499 (5 pages) to £749 (10 pages). More pages also means more Google rankings.
Selling online
Card payments, products, delivery and stock push a site into e-commerce territory — £850 with me, £3,000+ at most agencies.
Custom functionality
Booking systems, customer logins, portals and CRMs are software, not just pages — from £1,500 with a fixed written quote so it never drifts.
Website cost questions, answered straight
How much does a website cost in the UK in 2026?
From a freelancer: a professional 5-page small-business website costs around £400–£1,000 (mine is £499 fixed, including hosting, email and security). Agencies typically charge £2,000–£10,000 for the same thing because you're paying for account managers and office overheads.
How much does a website cost for a roofer, plumber or tradesman?
A complete trade website — gallery, quote forms, service pages, hosting and security — is £499 fixed. A larger 10-page version with a page per service and per town is £749. That's a one-off price, not per month.
How much does an online shop cost?
A full e-commerce website with card payments, products loaded and training is £850 fixed. Compare that with delivery-app or marketplace commissions and it usually pays for itself within months.
What are the monthly costs of running a website?
With me, hosting, business email, SSL and malware protection are included in the build price for the first stretch, and my optional Care Plan is £199/month for fully managed everything — backups, security, updates, tweaks and 24/7 support. There are no compulsory monthly fees.
Are there any hidden costs?
No — the price is the price. The only extras are your domain name (roughly £10–15/year) and anything you add later by choice, always quoted fixed before I start.
Why are agencies so much more expensive?
You're paying for the pyramid: account managers, salespeople, project managers, office rent — then the work is often done by a junior or outsourced anyway. With a freelancer you pay the person actually building your site.
Is a £500 website worse than a £5,000 one?
Not inherently. What matters is who builds it and how — custom-coded, fast, mobile-first and structured for Google. Plenty of £5,000 agency sites are slow template builds. Judge the developer's reviews and their own site speed, not the invoice.
How much does a custom web app or customer portal cost?
Custom software — booking systems, CRMs, client portals, dashboards — starts at £1,500 with a fixed quote after a free scoping chat. Most small-business systems land between £1,500 and £10,000, and you own the code outright.
